Titan Web · Examination

Every document read. Every exception triaged.

Titan Web examines the commercial title file: it reads every document, triages Schedule B against the underwriter's own guidance and state law, checks the documents against each other, and shows the source behind every finding.

The problem

A title file still takes days of reading, checking and chasing.

Commercial files carry hundreds of pages across deeds, surveys, estoppels, payoff letters and entity documents. One missed exception or one altered wire can cost a closing, or a claim.

Features

What Titan Web does on every file.

Every document, read

Deeds, surveys, estoppels, payoff letters, entity and tax documents, sorted by type the moment the file arrives.

Schedule B-II, triaged

Every exception sorted into needs action, underwriter review or insurable as stated, using the underwriter's own guidance and state law.

Schedule B-I, tracked

Each requirement becomes a checklist item, linked to the document that clears it.

Checks across the file

Conflicts between documents, signing authority, survey matters and the county tax record, checked against each other.

Fraud Guard

Wire and payoff instructions compared across the file. A change is flagged in amber, never marked safe.

Decision Packet

Every finding with its source page, ready for your examiner's sign-off, with a full audit trail.

How Titan Web works

From file to Decision Packet in four steps.

  1. The file arrives

Upload it, or email it to your own Titan file mailbox.

  2. Titan reads it

Every document is read and sorted by type, and the chain of title is built.

  3. Titan triages and checks

Schedule B is triaged against the underwriter's guidance and state law, and the cross-document and fraud checks run.

  4. Your examiner signs off

Findings open to their source page. Your examiner accepts the clean ones and acts on what's flagged.

Security

Your files stay yours.

Titan Web handles the data title companies hold: nonpublic personal information and wire instructions.

Private deployment per client

Each client runs in its own Titan deployment in Microsoft Azure, United States. No client's data is stored with another's.

Multi-factor sign-in

Every user signs in with MFA. Access is set by role, and every action is logged.

Encrypted end to end

Encryption in transit and at rest. Bank account numbers are masked on screen.

Every finding has a source

Each finding links to the page it came from, so your examiner can check it in one click.

Full audit trail

Every finding, sign-off and change is recorded with who, what and when.

Backups and recovery

Point-in-time database restore for the last 35 days, geo-redundant document storage, and tested restores.

Questions

What buyers ask us first.

Does Titan replace our examiners?

No. Titan does the reading, checking and tracking. Your licensed people sign off where the law requires it, such as the title determination and the policy, and two of your people approve every release of money.

Which underwriters does Titan support?

Titan applies the guidance of each commitment's own underwriter, and supports major national underwriters today. If a commitment comes from an underwriter whose guidance isn't on file, Titan says so plainly instead of guessing. We add underwriters on request.

Which states does Titan cover?

Titan carries verified state law for 44 states, with Florida rules built in from the start, including Florida premiums, documentary stamps and recording requirements.

How do files get into Titan?

Upload them, or email them to your own Titan file mailbox. Titan sorts every document by type on arrival, so nobody has to rename or order anything.

Where is our data stored?

In your own private Titan deployment in Microsoft Azure, in the United States. No other client's data is stored with yours, and you control who signs in.

Does Titan work with our production system?

Yes. Connections to your production system, underwriter portals and file mailbox are set up during onboarding, and the scope is written into your agreement.

How quickly can we start?

Your private deployment is created within 5 business days of signing, with a one-hour training session for your team. A pilot runs for 60 days on your live files.
